Automatic Gates on the Bellarine: Beating Salt Air and Coastal Weather

Ask anyone who has owned a house in Ocean Grove, Barwon Heads, Point Lonsdale or Torquay what the sea does to metal and you will get a knowing look. Salt-laden air, blown sand and onshore wind work on every fixing, hinge and housing, and an automatic gate — which has more moving parts than almost anything else on the front of a house — shows it first.

The good news is that the coast is not a reason to avoid an automatic gate. It is a reason to specify one properly. Here is what actually goes wrong on Bellarine and Surf Coast gates, and how to avoid it.

What salt air does to a gate

Salt accelerates corrosion on any metal that is not either inherently resistant or properly protected. On a gate that shows up as:

  • Rust bleeding from fixings. Zinc-plated screws, bolts and brackets are the first to go. Rust streaks down a painted post or a rendered pier are the classic sign.
  • Seized hinges and rollers. Bearings and pivots that are fine inland stiffen and squeal within a couple of seasons. The gate gets harder to move and the motor works harder to move it.
  • Pitting on steel gates. Mild steel gates need a properly applied coating system; where it is scratched or thin, pitting starts and spreads under the paint.
  • Corroded electrical connections. Inside the motor housing and at the photocells, terminals green over and connections become intermittent. This is the fault behind a lot of "it works some days and not others" call-outs.

What to specify on a coastal site

The gate itself

Aluminium is the default answer for coastal gates and for good reason. It does not rust, it is light — which means a smaller motor and less wear — and powder-coated it holds its finish well. Marine-grade aluminium with a quality powder coat is the low-maintenance choice for a frontage that faces the water.

Steel can work on the coast if it is hot-dip galvanised before powder coating and the coating is kept intact. It is heavier and needs more looking after, but it suits a heavier or more traditional design.

Timber is fine in itself but its fixings and hinges are not, and it needs recoating on a schedule the coast will not let you forget.

Hardware and fixings

This is where most coastal gates are let down. Every bracket, bolt, hinge and screw should be stainless steel or hot-dip galvanised — not zinc-plated, which is the standard finish on hardware that was never meant for the sea. It costs a little more per fixing and it is the difference between a gate that looks right at ten years and one that streaks rust at three.

The motor

Gate motors are built for outdoor use, but not all are built for salt. Look for a housing rated for marine or coastal exposure, sealed cable glands, and a mounting position that keeps it out of the direct onshore weather where the site allows. Where a motor must sit in the weather, a simple cover reduces the spray it takes without restricting service access.

Photocells and keypads

The small electronics at the gate cop the same conditions. Sealed, weather-rated units mounted on the sheltered side of a post last far longer than budget sensors bolted to the exposed face.

Wind and sand

Salt gets the attention, but onshore wind matters just as much on a solid-panel gate. A privacy gate facing the water is effectively a sail, and every gust loads the hinges, posts and motor. On exposed sites we either specify a slatted or open design that lets wind through, or size the posts, hinges and motor for the load a solid gate will see. Wind is also why coastal gates need their force settings checked more often — a motor that is straining against gusts can trip its safety reverse for no apparent reason.

Blown sand is the sliding gate's problem. A ground track near the beach fills with sand and grit that jams the gate and wears the rollers. A cantilever sliding gate, which has no ground track, is the usual recommendation within a few streets of the foreshore.

Maintenance on the coast

Inland, an annual service is plenty. On the coast we suggest a lighter touch more often:

  • Hose the gate down every few weeks in the warmer months when the sea spray is heaviest, particularly the hinges, rollers and the lower rails where salt collects.
  • Lubricate hinges and pivots with a marine-grade lubricant a few times a year.
  • Sweep the track on a tracked sliding gate whenever sand builds up.
  • Book a service at least yearly, and ask for the electrical connections and the backup battery to be checked, not just the mechanics.

Retrofitting an existing coastal gate

If you already have a manual gate on the Bellarine and want to automate it, the first job is an honest look at what the salt has already done. Hinges, rollers and posts that have corroded need replacing before a motor goes on — a motor will not forgive a gate that a person has to shove. Gate automation retrofits on coastal properties usually include upgrading the hardware to stainless as part of the job, and it is money well spent.

The short version

A coastal automatic gate is not a different product; it is the same product specified with the sea in mind. Aluminium or properly galvanised steel, stainless fixings throughout, a marine-rated motor mounted out of the weather, a cantilever slider if you are near the sand, and a rinse and lubricate a few times a year. Get those right and a gate in Ocean Grove will last as long as one in Highton.
